Thanksgiving

Thanksgiving was a working time. We fixed the roof, cleaned out the garage barn, and moved in the tables and chairs.

And still had a nice meal in the booth on turkey day :o)

Moving In

November 24 - Moving day. The trailer was moved during closing, and we closed :o)

To move we had a Raleigh based movers...

And a Greensboro team ...

Zoning Board Hearing

10/13 - The largest part of this adventure I thought would be getting the zoning changed. It is the reason we set up such a long "investigation" period.

In preparation for the hearing we had to get a site plan approved by the technical review committee, a few letters from neighbors stating they approved of the idea, and create a presentation to give to the Guilford County Zoning Board.

There were close to fifty people in attendance for the hearing. Luckily for us they were there for a another case. Once that case was over, they all cleared out. Remaining in the court room was a man dressed in formal officer apparel, Alan (our surveyor), Jeremy and I. I had no idea who this gentlemen was. Or if he was part of our case.

Also there was normally seven council members, but one disappeared half way through the other case. We needed five votes to pass, and since a member was absent they gave us the opportunity to postpone. The secretary that ran the meeting actually encouraged us to postpone. Feeling confident, we opted to press on, and present our case.

Anyone that could present had to be sworn in, and the unknown man got sworn in too.

I was nervous when I presented our case to the board. My voice was shaky as I went over our presentation. I thought it was a slam dunk but with the mystery man in attendance it could throw a monkey wrench into the entire process. I concluded our presentation, answered a few questions, and resumed my seat.

It was then time for the opposition to speak, but no one got up. We had no opposition in attendance! Hip hip hooray!

The mystery man was a fire marshal to answer any questions the board had surrounding our property.

The board voted 6-0 to grant us the special use permit. The pic below we took of ourselves following the meeting.

Mr Gorbachev, TEAR DOWN THAT WALL!

November 15
Hurdle after hurdle has come our way with this property. To be able to close we needed to get the mobile home moved. The issue was that there was a problematic tenet. Since money is tight we offered to knock down the faux fondation, and luckly Allie and Matt were coming to visit.

Matt was the lead smasher.

With the help from Allie, Matt, and Mr O, we knocked down the brick, and started on the porch in about five hours.

In the end this plus offer to pay for the move wasn't enough to get the tenet to leave. The real estate agent had to physically cart her around, pay deposits, make arrangements, and get permits to finally get the mobile home moved.

Slowly but surely

We're making progress. We got a conditional approval on our site plan from the Technical Review Committee on August 17. Working with the TRC, we now have an approval with the site plan below.

This is close up view:

Also we got the web site URL. We won't really work on it until we got something to show, but until then let me know what you think of the logo, and name.

Dates

We're under contract to purchase the property, BUT we need to get it rezoned with a special use permit to allow for the grand parties to be held.

KEY DATES:

August 6, 2010 at noon our site plan needs to be submitted.
August 17, 2010 our site plan will be reviewed, and hopefully approved.
The site plan needs to be approved to apply for the special use permit.
September 15, 2010 we'll apply for the special use permit.
October 13, 2010 there will be a public hearing by the Planning Department to approve the zoning.

If we come across any snags it will post pone closing, and could potentially kill the deal. I'll keep you posted on the progress. Wish us luck!

The Property

Located about 5 minutes from I-40 within minutes to shopping, hotels, and restaurants, is a charming piece of property we're considering making into a wedding venue.

The key is the barn:

But it has good atmosphere...
In the above picture the building to the far left is a pole barn. A better picture is below.

The next few pictures are to capture the whole property.

The white building is a mobile home that will be moved from the premises.
The property line is the tree line below.

The trees define the left corner as well.

And here are the neighbors :o)
